I.

The best time to buy was five years ago. The second-best time is when you're financially ready. Everything in between those two facts is noise.

II.

I've watched hundreds of buyers wait for the perfect moment. Markets don't announce themselves. By the time everyone agrees it's a good time to buy, that moment has already passed. The people who succeed don't time the market perfectly. They prepare thoroughly and act when they're capable. Timing the market requires predicting the future. Time in the market requires preparation. One is gambling. One is stewardship.

III.

Here's what I know after fifteen years: waiting costs more than you think. Not just in appreciation you missed or rent you kept paying. In the psychological weight of perpetual indecision. In the relationships strained by constant "not yet." In the life milestones delayed because you're waiting for certainty that never arrives. The cost of waiting isn't just financial. It's the compound interest of deferred living. And that interest accrues silently until you look back and realize how much time passed while you were getting ready to get ready.
