I.
Everyone calculates the cost of selling (commission, inspections, repairs) but almost nobody calculates the cost of NOT selling. Property taxes. HOA fees. Maintenance. Heating and cooling a space you've outgrown. Opportunity cost of capital locked in a home that doesn't fit your life. Emotional weight of staying in a house you want to leave. These costs are silent. They don't show up as a line item. But they add up. And they compound. Year after year.
II.
Richard waited three years to sell his Vacaville home. He wanted to wait for values to rise. His property taxes were $8,400/year. HOA fees $200/month. He'd deferred maintenance (roof replacement, updated HVAC, exterior paint) — when he finally did list, those repairs cost $32K before sale. Three years of waiting, plus emergency repairs right before closing, plus the opportunity cost of capital sitting in that home instead of invested. He sold for $795K. If he'd sold three years prior when the home was in better condition, he would have gotten $740K — a $55K difference that he thought he'd gain by waiting. But his deferred maintenance cost $32K, and the cost of staying (taxes, HOA, lost opportunity) was another $35K+. His waiting strategy cost him more than it gained him.
III.
Here's what actually costs: Property taxes (annual recurring). HOA/maintenance (annual recurring). Utilities for space you don't use (annual). Deferred maintenance that gets worse, not better (one-time at sale, but growing). Opportunity cost — if your equity could earn 5-7% elsewhere, what are you losing per year? Emotional cost of staying in a space that no longer fits (harder to quantify but real). Selling has costs — commission, inspections, closing fees. That's real. But compare it to staying for two more years in a home that costs you $15K/year in combined taxes, fees, and maintenance. That's $30K. Plus deferred repairs. Plus opportunity cost. Suddenly, selling doesn't look expensive — staying does. Do the math on YOUR situation. Then ask yourself: am I waiting for a better market, or am I hiding from a decision I need to make?
