I.
You're about to hand someone the biggest asset you own and trust them to sell it. So yes, you're nervous about choosing the wrong agent. You should be. But here's what most sellers don't realize: the agent with the most reviews isn't necessarily the agent you should hire. The agent who promises the highest price isn't either. You need an agent who knows your neighborhood, respects your timeline, communicates clearly, and isn't trying to sell you something — they're trying to sell your home. Trust matters more than impressive claims.

Thomas hired an agent with the best reviews in his neighborhood. The listing photos looked great online. The agent was aggressive with pricing, which felt confident at first. Then the first open house happened and nothing. Three weeks in, no offers. The agent kept lowering the price. Thomas felt pressured, disconnected, and confused. Six months later it sold for far less than it should have. When Thomas ran into a neighbor who'd sold months earlier with a different agent, he asked what made the difference. The neighbor said: "My agent didn't promise me the moon. She explained the market. She kept me calm. And she was available when I had questions." Thomas learned the hard way: impressive marketing isn't the same as good strategy.
III.
Here's what to actually look for: Does the agent know Solano County specifically? (Not just "real estate" — YOUR market.) Can they explain your home's value without overselling? Do they ask questions about your timeline and goals, or do they push you toward theirs? Are they calm when discussing challenges, or do they dismiss concerns? When you call with a question, how quickly do they respond? Do they communicate in plain language or real estate jargon? Have they worked with people like you in your neighborhood? Can they reference actual sales data, not just Zillow estimates? An agent isn't someone who tells you what you want to hear. An agent is someone who tells you what you need to know so you can make good decisions. Find that person, and you've found your partner in this process.
