3-2-1 Real Estate Ready: The Bay Area migration and what you're actually trading

Weekly Newsletter SAMUEL VERA July 29, 2026

This week's three insights from me, two quotes from others, one question to carry with you...

I.

Nobody moves to Solano County for Solano County. They move here for what the same money buys. That's an honest reason. It's just not a sufficient one.

II.

Two families left the Bay Area the same spring. The first came out on a Saturday, saw square footage they couldn't touch at home, and wrote an offer that afternoon. Nine months later they were exhausted. Nobody had told them what a 5:40 a.m. alarm does to a marriage, or that "forty minutes" means ninety on a Tuesday. The second family drove the commute three times before they made an offer. Once at 6 a.m., once at 7:30, once on a Friday afternoon in the rain. They still moved. But they moved knowing. Same decision, different preparation. Only one of them was surprised.

III.

So drive it before you buy it. Not once, on a Sunday, when the roads are empty. Drive it on a weekday morning at the hour you'd actually leave. Drive it home at 5:30. Do it in February when it's dark and wet. Then sit with what you learned. Some people find the commute is the price of a life they couldn't otherwise afford, and they pay it gladly for years. Others realize they were buying square footage and selling their mornings. Both answers are fine. What isn't fine is finding out in month nine.

ONE QUESTION TO CARRY WITH YOU:

What are you trading, and have you actually priced it?
