I.

Tom keeps a simple spreadsheet. Every system in his home, when it was last serviced, when it'll need replacing. His HVAC was twelve years old. The spreadsheet told him it was near end of life. He replaced it proactively in spring when demand was low. Got a better price, better contractor availability, no emergency stress. His neighbor's HVAC died in July during a heatwave. Emergency replacement. Premium pricing. Three-day wait in ninety-degree heat. Same system age. One owner was tracking. One was hoping.

II.

I used to avoid looking at my bank account. Not because I was broke — because I didn't want to face reality if the numbers weren't what I hoped. After going through the financial preparation process myself, I started checking weekly. What I discovered surprised me. I felt less anxious, not more. Knowing exactly where I stood gave me something I could actually work with. The things you track improve. The things you avoid become problems.

III.

Stewardship isn't complicated. Check your credit score quarterly. Know your equity position. Pay attention when comparable homes sell in your neighborhood. Notice when your local market shifts. This isn't obsessive — it's intentional. Five minutes a month keeps you aware. And awareness creates options you wouldn't have if you were just hoping things would work out. Tom had options because he was paying attention. His neighbor had regret because he wasn't.
