I.

Zillow doesn't know your house. It knows data. There's a difference. An algorithm can see that homes on your street average $750K. What it can't see is that your home was renovated two years ago and the one three doors down hasn't been updated since 2005. What it can't see is the extra land you have. The natural light that floods your kitchen. The fact that you've maintained it like it's your retirement plan. Algorithms are confident about averages. They're terrible at specifics. And your home is nothing but specifics.

I worked with Angela who pulled her home value on six different sites and got six different answers: $625K, $638K, $649K, $641K, $633K, $643K. She was more confused after researching than before. She didn't know if she should be hoping for $640K or $650K. She didn't know who to believe. What she didn't realize was that all six numbers were wrong — not because the sites were dishonest, but because they didn't know her home. They only knew homes like hers. The difference between "like yours" and "yours" is where real value lives. And real value is what you actually care about.

III.

Real valuation works differently. It starts with comparable sales — not estimates, but actual closed deals from the last 90 days on homes actually like yours. Same neighborhood, similar condition, similar size. That's your baseline. Then you adjust: Is yours better condition? Add value. Fewer updates? Subtract value. Unique features? Account for them. This takes time and local knowledge. It takes someone who knows which updates buyers actually pay for and which ones don't. Which neighborhoods are rising and which are stabilizing. When you get a real valuation, you don't get six different numbers. You get one number with a clear explanation for how it was built. And that number? You can trust it.
