I.

Fourteen years in, the thing that still surprises me is how little of this work is about houses. I have spent far more hours talking people through a decision than walking them through a door.

II.

Three things I believe more now than when I started. Almost nobody regrets the house. They regret the part where they rushed, or the question they were too embarrassed to ask. Second, the people who do well in this are rarely the boldest ones, they're the ones who did the boring preparation while nothing was happening. And third, the hardest thing I do is tell someone a number they don't want to hear. I've gotten better at it, and it has cost me listings, and I would not trade it. An agent who only tells you good news isn't protecting you from anything.

III.

This is the thirty-sixth of these. When I started writing them I wasn't sure anyone would read past the second one, and the honest reason I kept going is that people replied. Someone wrote back about a house they'd been circling for two years. Someone else asked a question they said they'd been too proud to ask an agent. That's the whole point of this thing. It was never meant to generate business, it was meant to be useful on a Wednesday to someone who isn't buying or selling anything right now and may never call me. So it keeps going. Same format, same morning. And the invitation at the bottom has been real every single week.
