This week's three insights from me, two quotes from others, one question to carry with you...

I.
More families here are buying one house for two or three generations than most people realize. Nobody announces it. It shows up quietly, in the way a buyer asks whether the downstairs bedroom has a bathroom near it.
II.
The reasons are usually some mix of three. Aging parents who shouldn't live alone anymore. Adult children who can't get into this market on one income. And the plain arithmetic that two households pooling what they'd each spend separately can afford something neither could reach alone. What strikes me is how often families treat this as a compromise, something they settled for. It isn't. Most of the world has always lived this way. We're the unusual ones for having stopped.
III.
What makes it work isn't square footage, it's separation. A second entrance. A bathroom nobody has to share. A kitchen or at least a kitchenette. Some distance between the bedrooms. California has made it considerably easier to add a unit to an existing lot in recent years, which means an older home with room on the side can sometimes become the right house even when it doesn't look like it on paper. But the harder work isn't the floor plan. It's deciding, out loud and early, who owns what, who pays for what, and what happens if someone wants out in five years. Get it in writing while everyone still likes each other. The families I've watched do this well weren't the ones with the most space. They were the ones who had the uncomfortable conversation before escrow instead of after.

ONE QUESTION TO CARRY WITH YOU:
Which conversation are you avoiding because the house seems like the easier problem?
