3-2-1 Real Estate Ready: On playing the long game

Weekly Newsletter February 18, 2026

This week's three insights from me, two quotes from others, one question to carry with you...

I. Patience looks like inaction, but it's actually strategic restraint. The unprepared buyer who jumps on the first decent house looks decisive. The prepared buyer who waits for the right opportunity looks hesitant. Yet one makes emotional decisions under pressure. The other makes informed choices from a position of strength. Don't confuse activity with progress.

II. The best time to prepare for opportunity was yesterday. The second best time is today. You can't control when the perfect house hits the market or when rates shift in your favor. But you can control being ready when that moment arrives. Preparation doesn't guarantee success—it dramatically increases the odds and reduces the stress.

III. Real estate isn't just about transactions—it's about transitions. You're not just buying a house; you're choosing a chapter of your life. You're not just selling property; you're closing one door to open another. When you think about it this way, the stakes become clearer and the preparation becomes essential. Treat big life transitions with the care they deserve.

ONE QUESTION TO CARRY WITH YOU:

What would change if you approached this decision like it was one of the most important of your life, because it is?
