I. Most people avoid looking at their real financial picture because they're afraid of what they'll find. I did this for two years. When I finally spent 30 minutes pulling my credit report and calculating my debt-to-income ratio, the fear disappeared. Not because the numbers were perfect — they weren't. Because knowing exactly where I stood gave me something I could actually work with.

II. Jason thought he was ready to buy. Thirty minutes with a lender showed him his credit score had dropped 60 points. Devastating? No. Lucky. He found out four months before he needed to make an offer. He fixed it. Qualified for a better rate. Saved tens of thousands. The difference between prepared and lucky is timing.

III. Here's the 30-minute check: Pull your credit report. Calculate your debt-to-income ratio. Know your actual pre-approval number. That's it. You're not committing to anything. You're just finding out where you actually are instead of where you hope you are. Most expensive mistakes in real estate start with "I thought I was okay."
